Before we draw a line or choose a finish, we listen. At 1980 Co. LLC, our in-house design team helps you explore your ideas, understand your options and shape a home around the way you and your family live.
You may arrive with a clear vision, a collection of inspiration or simply a sense that your home could work better. Our role is to ask thoughtful questions, bring the possibilities into focus and develop a concept with you.

We believe that anything worth doing deserves to be done well. A beautiful home should also feel comfortable, function naturally and reflect the people who live there. Every design decision should have a reason.

01 · GET TO KNOW YOU
Understand the people behind the project.
We learn about your family, your routines and the moments that matter at home. What do you love? What frustrates you? How do you cook, gather, work, relax and welcome guests? Your wants, needs, likes and dislikes help us distinguish the essentials from the possibilities.
02 · UNDERSTAND THE HOME
Start with what is there—and what could be.
For a remodel, we consider the existing layout, conditions, light and flow. For a new home, we begin with your property and the way you want to live. We discuss priorities, budget and timing, and identify questions that need further investigation or specialist input.
03 · DEVELOP THE CONCEPT
Give your ideas a clear direction.
We bring what we have learned into a proposed design concept. Depending on the agreed scope, this may include layout ideas, visual references, materials and an overall direction for the space. We explain the thinking behind the proposal and how it responds to your goals.
04 · REFINE TOGETHER
Make room for questions and considered choices.
We review the concept with you, invite honest feedback and explore the trade-offs. Together, we refine the layout, functionality and aesthetic direction so that the design feels personal and the decisions feel clear.
05 · PLAN THE NEXT STEPS
Connect the design to the work ahead.
Once we agree on a direction, we clarify the next phase: scope, selections, pricing and the documentation or approvals your project may require. Where needed, we coordinate with appropriately licensed professionals. The aim is a thoughtful path from concept toward construction.
